We think that's worth fixing.
There are tens of thousands of strata schemes in NSW. Most are managed by capable professionals under significant time pressure. Some aren't managed well at all. Most lot owners have no reliable way to tell the difference.
StrataFox exists to change that. We build tools that make NSW strata compliance clearer — for the lot owners trying to understand what they own, and for the strata managers working to stay on top of an increasingly complex legislative environment.
FoxAudit is StrataFox's first product. It reads the documents your strata scheme already produces — AGM minutes, capital works plan, financial statements — and analyses them against the Strata Schemes Management Act 2015 (NSW).
The result is a Fox Score out of 100 and a plain-English action plan. Every finding links back to a specific quote from your documents. Every recommended action references the relevant section of the Act.
The Fox Score is calculated arithmetically from a fixed set of compliance checks across eight categories — the same scoring weights always apply to the same findings. The underlying analysis uses AI to interpret your documents against the legislation. For the most reliable result, upload your most complete and current documents.
Lot owners who suspect something isn't right but don't know where to look.
Strata committee members who want an independent read before an AGM — not as a weapon, but as a map.
Strata managers who want to give their clients something concrete. A number. An action plan. A clear picture they can act on.
Anyone who has sat through an AGM and wondered whether any of this is actually being done properly.
We are not lawyers. StrataFox products are general information tools, not legal advice. For advice specific to your situation, consult a qualified NSW strata lawyer.
We are not strata inspectors. FoxAudit analyses documents — it does not inspect buildings or access scheme records independently.
We are not affiliated with any government body, strata industry association, or managing agency.
We are a product company. We build tools that do specific things well and deliver them simply. FoxAudit is the first. It won't be the last.
Not sure about the difference between StrataFox, FoxAudit, and the Fox Score? It's explained in the FAQ →
FoxAudit analyses against the Strata Schemes Management Act 2015 (NSW) as amended to 1 April 2026, including the new requirements introduced by the Strata Schemes Legislation Amendment Act 2025 (NSW). We update our analysis engine when the law changes.
Legislative references in FoxAudit reports are to publicly available NSW legislation. Users should verify current requirements with a qualified NSW strata lawyer.
Strata compliance shouldn't require a law degree to understand. Most gaps are fixable. Most strata managers are doing their best. Most lot owners just want to know their building is in good hands.
StrataFox gives them a way to check.
