What FoxAudit checks

Upload your AGM minutes, capital works plan, and financial statements. FoxAudit analyses them across eight compliance categories defined by the Strata Schemes Management Act 2015 (NSW) as amended to 1 April 2026.

Maintenance Plan

Whether your Capital Works Fund Plan covers the required 10-year horizon and has been reviewed within the last five years. A current CWP is a legal requirement under s.82 SSMA 2015 — an outdated plan is a compliance gap regardless of its quality.

Building Fund

Whether your capital works fund is adequately funded for the works ahead, and whether levies are set against current cost estimates. A structurally underfunded building creates financial risk for every lot owner — often invisible until a special levy arrives.

Building Upkeep

Whether common property maintenance obligations are being met — including known defects, overdue works, and fire safety compliance. Under s.106 SSMA 2015, the owners corporation has a strict and non-delegable duty to maintain common property in good repair.

Meeting Procedures

Whether AGM and general meeting requirements are being followed — quorum, notice periods, proxy handling, and officer elections. Invalid meetings can invalidate levies, budgets, and every resolution passed at them.

Insurance

Whether the required covers are in place — building, public liability, workers compensation, and voluntary workers. Missing or unconfirmed covers are treated as gaps until written confirmation is received. Unconfirmed is not the same as covered.

April 2026 Reforms

Whether the scheme meets the new requirements of the Strata Schemes Legislation Amendment Act 2025 (NSW), which took effect 1 April 2026 — including the CWP standard form prescribed by NSW Fair Trading and sustainability infrastructure planning.

Sustainability

Whether sustainability infrastructure — solar, EV charging, water efficiency — has been formally considered as part of capital works planning. Required as part of the 2025 reforms. For most schemes, this is a new obligation with a short runway to comply.

Developer Obligations

Whether the developer met their obligations under the 2025 Amendment Act — applicable to schemes registered on or after 1 July 2016. Covers initial maintenance schedules, insurance handover, and defect bonds. Unmet developer obligations can affect the scheme for years after handover.

How the Fox Score works

The Fox Score is a number from 0 to 100, calculated from 62 compliance checks across 8 categories. Each check carries a fixed weight. Each category contributes a fixed proportion of the total score.

The analysis uses AI to review your documents against the legislation — identifying findings, assessing evidence, and producing a structured set of compliance answers. The Fox Score is then calculated arithmetically from those answers using fixed weights.

Every finding includes a direct quote from your documents as evidence — so you can see exactly what was reviewed and why each conclusion was reached.

Findings are rated HIGH, MEDIUM, or LOW based on the severity of the gap and the legislative obligation it engages. HIGH findings represent clear statutory obligations that the documents do not evidence. MEDIUM findings represent partial compliance or documentary gaps. LOW findings represent good-practice gaps that fall short of clear statutory breaches.
